How Often Should Your Dallas Office Building's Windows Get Cleaned?

Walk into most Class A office buildings in Uptown or Downtown Dallas and the glass looks flawless. Walk into a building where the property manager treats windows as a once-a-year afterthought, and you can tell in about four seconds, even if nothing else about the building has changed. Windows are one of the few things every tenant, visitor, and prospective lease notices without being told to look.

So how often should it actually happen? For most Dallas office buildings, quarterly exterior cleaning is the right baseline. That's not an arbitrary number. Between the limestone dust that blows in from construction sites across North Texas, pollen season hitting hard every spring, and the general grime that builds up on a building facing major roads or a parking structure, three months is roughly how long a professional clean holds up before the difference becomes noticeable from the sidewalk.

Buildings with more exposure need to move faster than that. Ground-floor retail and lobby glass, especially anything facing a busy street, collects dirt and handprints fast enough to justify monthly attention. High-rise buildings with reflective glass show water spots and streaking more visibly than tinted or textured glass, which pushes some properties toward a six-to-eight week cycle instead. On the other end, a low-traffic suburban office park set back from the road can often stretch to twice a year without anyone noticing the difference.

The other factor that gets overlooked is what interior cleaning is doing to your glass. Standard janitorial crews are great at floors and trash, but window cleaning isn't their specialty, and it shows over time in the form of streaks, missed corners, and buildup along the frames that never gets addressed. That's a separate skill set, and it's worth treating it as one.

If you're not sure where your building falls, the simplest approach is to start with a quarterly baseline and adjust from there based on what you see between visits. A recurring maintenance schedule also means fixed-rate pricing and priority booking, so you're not scrambling to find a crew before a client walkthrough or a lease renewal tour.
